1) The Welbeck Hotel, Marylebone (OPENING FEB 2025)
Formerly known as the Welbeck Palace Hotel, this five-storey Edwardian building has a long history of health-led hospitality within London's medical district, and once played host to the prestigious barrister Edward Marshall Hall, during one of the most notorious criminal trials of the early twentieth century.
When it opens in February, The Welbeck will boast 164 bedrooms, in-room spa services, and a mini-gym. Ideally situated in the heart of Marylebone, the hotel is perfect for exploring the village and its nearby cultural attractions, such as the Wallace Collection and Wigmore Hall.
There are rumours of artisanal donuts for breakfast, and at the hotel's bar, The Welbecker, guests will be invited to try a range of signature cocktails. Working in partnership with The Felix Project, London's largest food re-distribution project, The Welbeck will be doing its bit to address inequality in the capital.
It's a yes from us.
2) The Newman, Fitzrovia (OPENING SUMMER 2025)
Goodge Street remains a well-kept secret in terms of authentic London charm. From the mini-fruit and veg market outside the station, to the dozens of independent eateries and galleries tucked in its pocket, this part of the West End is nowhere near as stuffy as some of its neighbouring districts, which is perhaps why it was so popular with the bohemian Bloomsbury Group.
A stone's throw from the exceedingly swanky Charlotte Street Hotel (with its joyous Virginia Woolf suite and Oscar Wilde-themed bar), The Newman promises the required balance of beatnik vs boutique to give it that all-important Fitzrovian edge.

3) The Other House, Covent Garden (OPENING LATE 2025)
Okay, okay. Technically, this isn't a hotel, but arguably the offer at The Other House (already established in South Kensington) is more convenient for longer stays in the capital. You could book one night or a whole year if you wanted to, making it a suitable option for those working internationally or taking a well-earned sabbatical.
By the end of the year, the new premises in Covent Garden will provide stylish interiors, lounge spaces, wellness facilities, and a rooftop bar for guests to enjoy, all within three minutes' walk from Somerset House, the Royal Opera and the Royal Ballet.

4) The Zetter, Bloomsbury (OPENING LATE 2025)
Frequenters of Clerkenwell and Marylebone will already be au fait with the Zetter and its Zetterland cocktail menu, not to mention its stunning parlour teas. There are reasonable winter rates to be found on double rooms, if you're looking for affordable luxury with serious character and, if you're lucky, live jazz.
The new Bloomsbury branch will house 68 ludicrously tasteful rooms, each with its own bespoke design, as well as lounge spaces, a gym and outdoor garden, all within walking distance of the British Library.

5) Cambridge House, Mayfair (OPENING LATE 2025)
At 94 Piccadilly - currently being transformed into an Auberge Resorts hotel with just over a hundred bedrooms - you'll be following the footsteps of a long list of royalty and politicians. The building itself dates from 1756, is Grade 1-listed, and once housed the In and Out Military Club.
Cambridge House will join an extensive Auberge sibling portfolio across Europe, Central America and the United States. Expect a Georgian ballroom, double-level spa and jasmine courtyard and you won't be disappointed.
